Booking Conditions

Reservations made are subject to the availability of the accommodation and payment confirmation.

To confirm the reservation, the guest must carry out the respective payment, as provided for each accommodation.

The values of the reservation fees, deposit, cleaning fees or others, are announced at all times on each accommodation page. 

A deposit may be requested to be determined by the management company If there is no damage to the property during your stay, the deposit amount will be refunded at check-out.

If the property is not in the same condition, the value of the property will be withheld. deposit until payment of the damaged elements.

All prices include VAT at the legal rate in force.

Payment Options

Payment for reservations can be made by credit card. American Express, Visa or MasterCard.

Guests are also subject to particular rules available at each accommodation.

Pre Check-In

With the conclusion of the reservation, the holder of the reservation will receive an email and/or an SMS from Y Concept Apartments with its confirmation and with important explanations about accommodation and information about services additional services (such as transfer service or extra cleaning service).

Guests will be invited to fill in an Accommodation Bulletin which proves to be of the utmost importance for the preparation of the stay.

The Accommodation Bulletin will in particular request the time of arrival, the total number of guests staying – so that we can provide the right amount of bed linen and bath towels – as well as Mandatory information within the scope of foreign and border services.

Guests must indicate the exact number of people in the Guestbook Accommodation. The number of guests specified in the reservation cannot be greater than the number of guests present in the accommodation. If the number of guests exceeds the limit, Y Concept Apartments reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid.

Y Concept Apartments cannot assume any responsibility for the incorrect or non-completion of the Accommodation Bulletin.

Any attempt to alter and/or violate the original information will invalidate the Accommodation Bulletin and will be subject to the cancellation of the reservation.

Cancellation Conditions

Upon confirmation of booking, the following fees will apply in case of cancellation:

a) All fees are non-refundable

If an overbooking situation occurs (i.e. simultaneous reservations on the same accommodation) in the Accommodation booked by the guest, this expressly acknowledges and accepts that Y Concept Apartments relocates the reservation in accommodation of the same category (in any case, ensuring that the quality of the Accommodation provided is not inferior to that of the Accommodation reserved by the Customer), without additional costs for the Guest, and without, for that reason, being entitled to any compensation by Y Concept Apartments.

Conditions of Stay

The holder of the reservation must be at least 18 years old and must remain in the accommodation booked during the entire stay. Guests under 18 years can only be accommodated if accompanied by an adult who is the reservation holder.

The reservation holder must provide a valid address, a contact phone number and an email address.

Pets allowed in Y Concept Apartments (of any race, size or age) but only with the written consent of Y Concept Apartments and prior information of animal owners. Y Concept Apartments reserves the right to demand that guests leave the accommodation without any compensation or refund of fees paid if any animal is found inside it without the consent of Y Concept Apartments.

Smoking is not allowed inside the accommodation.

Pursuant to Article 45(1)(a) of the Convention Implementing the Schengen Agreement, accommodation of citizens must be communicated to foreigners to the SEF, by which we mean all those who do not have Portuguese nationality.

For the purposes of the previous number, all guests with nationality abroad must provide all the information related to their identification, up to the maximum period of the check-in date, through Accommodation.

Guests must notify Y Concept Apartments of any damage to the accommodation, content, equipment or accessories that occur during the stay, even if the guest considers that the damage is regular wear and tear and not be your fault. If the guest fails to notify Y Concept Apartments of such damages may be held responsible for them.

Additional Services

Y Concept Apartments offers several additional services to guests, such as extra beds, cribs, tickets to various attractions tourist, romantic packs and others.

All additional services are on request and subject to availability confirmation.

Y Concept Apartments is not responsible for any services provided by external suppliers.

Check-In and Check-Out

Prior to check-in, identification documents will be requested from the responsible for the reservation, as well as all foreign guests, to confirmation of the information provided.

Unless otherwise agreed, the occupancy of the accommodation on the check-in date will be carried out in person between 14:00 and 20:00.

In case of late check-in – from 20:00 -, it may be made available automatic check-in service, the guest must confirm in advance with Y Concept Apartments this possibility. Express check-in service depends on the full completion of the Accommodation Bulletin by part of the guests.

Check-out is by 11:00 am and all guests must leave the accommodation until the scheduled time. Guests must inform of the opening hours and the desired check-out for a member of the Y Concept Apartments team can be present.

If it is not possible for a Y Concept member to attend Apartments at the time of checkout, the guest can leave the keys on the main deck, inside the housing and close the door. The guest must NOT leave the keys in the door lock.

If the guest refuses to leave, Y Concept Apartments reserves the right to enter the accommodation, remove your belongings, change the locks and also to take other measures that may be necessary. (The guest will be responsible for the costs of any such action).

Any changes to departure and arrival dates and times must be confirmed by Y Concept Apartments. In the event of delays, without prior notice and without confirmation from Y Concept Apartments, a fee may be charged corresponding to the rate of one night.

Upon check-in, Y Concept Apartments provides only ONE set of keys, guests should be careful not to lose or leave it inside the apartment. Guests must return all keys upon check-out.

Additional fees will apply for lost keys or lock-outs. The fees are charged as follows:

Lost Keys (price per key) – 30 euros

Emergency visit (between 9 am and 6 pm) – 10 euros

Emergency visit (between 6 pm and 9 am) – 25 euros

If it is necessary to hire a locksmith service, the guest will be responsible for the total amount charged by the service provider.

Service provider fee is based on complexity, materials, time expense and other variables.

Y Concept Apartments is not responsible for any items left inside the apartment after the guest leaves. Any belongings found in the apartment can be returned on request. The guest is completely responsible for all expenses related to the return process of your belongings.

Cleaning, Sheets and Towels

The accommodation will be cleaned prior to guest arrival. Y’s basic service Concept Apartments include a set of towels, bed linen and some toiletries for each booking.

Guests must keep the accommodation as organized and clean as possible, proceeding with its delivery, at the time of check-out, in the best cleaning conditions so that Y Concept Apartments can receive the next guest.

Accommodation Equipment, Furniture and Items

If an appliance doesn’t work, or if guests aren’t sure about how to use any equipment in the accommodation, they should contact the host responsible for Y Concept Apartments.

Changes to the accommodation or its content are not permitted.
All items found in the accommodation belong to the owner and do not must be moved or removed from the property during the stay.

Maintenance and Special Orders

Any and all problems within the accommodation (for example, problems electrical, equipment malfunction, water leaks), must be immediately communicated to Y Concept Apartments by email or telephone.
Depending on the issue, resolution may take up to 72 hours, or longer if depend on third-party services. While respecting guests’ privacy, Y Concept Apartments reserves the right to access the accommodation at any time, if necessary for inspections, repairs and emergencies.

Extra beds and cribs for babies can be requested in advance but are limited in availability at the moment.

Noise, Illegal Activities, Security

Under the terms of the law, the night rest period is between 22:00 and 08:00, therefore, guests must remain silent. Guests should not disturb neighbours, namely when opening or closing the accommodation door or the door of the building where it is integrated (if applicable).
Bookings for illegal or immoral activities are not accepted.
The guest whose name is on the booking confirmation email will be responsible for the behaviour of the entire group and agrees to avoid any and all illegal activity.
Guests are not allowed to invade the owner’s privacy or publish something that may allow third parties to identify the address of the property or the identity of the owner (even if such information already belongs to the domain public).
Guests are primarily responsible for their own safety during their stay with Y Concept Apartments. Guests must listen to any instruction or explanation provided by Y Concept Apartments during check-in.
If a guest becomes aware of anything during their stay that they believe to be a risk to health and safety must immediately inform Y Concept Apartments. When leaving the accommodation, guests must make sure that they leave the storage heater devices turned off, the windows closed, the air conditioning, and the lights off.

Responsibility

Y Concept Apartments’ service is legally limited to its accommodation and the relationship with guests during their stay. A Y Concept Apartments will not be responsible for any out-of-bounds occurrences of the accommodation, such as cleaning and maintenance of the building, external noise, construction, neighbours or any other matter not directly related to the accommodation itself.

The photos and descriptions of the accommodations are produced by Y Concept Apartments. Small changes in accommodation may occur in relation to site photos, without compromising its general condition or amenities.
Y Concept Apartments will not compensate guests or refund fees, nor transfer guests to other accommodations based on the appearance of itself or surroundings. It is the responsibility of the guests to ensure, prior to booking, that the area or neighbourhood they choose to stay in is to their liking.
Y Concept Apartments is not responsible for any damage caused, directly or indirectly, that may occur during the guests’ stay in the accommodation, such as personal injury, theft, theft or crime, losses due to fire or misconduct, etc. The same applies in regarding any deficiencies in the supply of electricity, water, phone or internet.
All thefts, robberies or any criminal behaviour must be reported by guests immediately to Y Concept Apartments, as well as to the competent police or judicial authorities.
Y Concept Apartments is not responsible for potential delays, accidents, losses or changes in timetables or fares that are related to the services from our suppliers. Y Concept Apartments is not liable for errors and/or omissions, false statements by third parties, disputes between a guest and a third party, or for the content of external links other than the one in which the reservation was made.
In the event that guests do not comply with these terms and conditions, or in case of bad behaviour on the part of the guests, Y Concept Apartments reserves the right to require them to leave the accommodation without any compensation or reimbursement of fees paid.

Legislation and Acts of God

This agreement is signed between the guests and the company Y Concept Apartments, which is duly authorized to arrange for the hire of the accommodation. This agreement gives guests authorization to occupy the accommodation during the period and under the agreed terms.
Guests are not tenants of the accommodation and do not have sole ownership of the same. In the rare event that a booked accommodation becomes unavailable, due to damage caused by any circumstance not attributable to Y Concept Apartments, namely water leaks, Y Concept Apartments will not be responsible for the inconvenience caused, however, will take all necessary steps to move the guest to an accommodation with similar characteristics.
If guests do not accept the change, the total amount (excluding relating to the days the guest used the apartment, if applicable) will be refunded, but neither the owner nor Y Concept Apartments will be responsible to guests for any amount additional in relation to the cancellation of the reservation. A Y Concept Apartments will not be responsible for the possible theft of objects left in the accommodation.

Amendments and Applicable Jurisdiction

Y Concept Apartments reserves the right to update its terms and conditions at any time as required. It is the responsibility of the parties using the Y Concept Apartments service to review these terms and conditions in case of a change before making a reservation.

By agreeing to use the Y Concept Apartments service, it is understood that the guest accepts any changes and that all parties will comply with these changes. These terms and conditions do not affect the rights of guests.

These terms and conditions are subject to Portuguese law. The Courts Portuguese have exclusive jurisdiction in the event of a lawsuit relating to any accommodation booking with Y Concept Apartments.
